Mobile homes
When you purchase a mobile home and require a loan, you may choose to title it as personal property such as car or a boat, or you may choose to title it as real property such as a conventional home. The method you choose will have a large effect on your loan. If you own or are purchasing the land along with the mobile home, it is to your advantage that you title it as real property to take adavntage of the more favorable loans.
Titling of manufacturedhomes as real property varies from state to state. In Texas, the type of foundation supporting the home determines if your home may be titled as real property. An approved permanent foundation is required to qualify as real property. California also requires certification that a permanent foundation has been installed.
